Why demand is coming. Forrest City sits on I-40 between Memphis and Little Rock. Google is building a $4 billion data center outside West Memphis, about 40 minutes east. Flat Fork Solar is under construction 20 miles away. Both bring crews who need somewhere to live.

Where the upside is. The seller reports several units renting under $500 while comparable units in the same buildings rent for $750. Where that holds, closing the gap is the value-add.

The seller also reports a HUD waiting list of about 50 approved tenants in Forrest City. Verify both in the rent roll before you rely on them.
